To firm up the witness role one can have the seller sign again at the bottom adding a clause somewhere in the body like the following:"I, ................................ (name of seller), do hereby"
Keep in mind seals allow for deeds (one-sided contracts). The second time the seller signs the seller would be as a witness. A notary would be a third witness but the notary would also be entering the ID # in the notarial register."In witness whereof we have set our hands or seals hereto".
